Pricing your listing correctly is key to being a successful host. Pricing your listing correctly will make or break your listing, as the price of your listing is one of the first things a guest will notice.
Here's some tips on how to set an effective price for your listing:
1. Set a Competitive Rate: Your goal should be to remain competitive. Avoid overpricing, which may discourage guests. Lower rates are essential for more guests and long-term income. Finding the right price point is an ongoing process. Regularly assessing your price and making adjustments based on your market and customer feedback will help your revenue and attract more guests. When in doubt, keep your base hourly price low. You’ll attract more guests, get more bookings, and earn more overall.
2. Research Your Market: Research other listings in your market that are listed. Pay attention to their pricing, amenities, and the reviews of others listings. This will give you an idea of what guests are willing to pay in your location. Be honest with yourself about how your property compares with others in the area. Take into account how long other listings have been on the market, and how many reviews they have.
3.Consider Your Features: If your listing has unique features like a hot tub, water slide, or outdoor kitchen, you can add these to your additional amenities or factor it into your price.
4. Host Analytics: Swimply provides data and analytics on the performance of your listing, allowing you to see exactly where you stand in your market. To see how your listing is performing in your market check out the performance tab under the hosting toolbar and from there you will see your score for your price. This will give you a great idea if you are competitively priced.
Tiered Pricing VS. Price Per Guest: We have two ways that you can price your listing. The Tiered Pricing structure and the Price Per Guest structure.

How to change from the different pricing structures:
Web:
- Log into your account
- Click the 3 white lines at the top right corner
- Click “Manage Listing”
- Click “Host settings”
- Click "Edit" next to your price
- Click “Switch to Tiered Pricing” or “Switch to Per - Guest Pricing”
- Click "Save"
App:
- Click on “Profile”
- Click on “Manage Listing”
- Click on your listing
- Click on “Pricing”
- Click on “Price”
- Click on “switch to tiered pricing” or “switch to per-guest pricing”
- Save changes
