The Host Analytics tab is here to help you take your business to the next level by giving you the transparency to see the data on how your listing is performing.
Introducing the all new Host Analytics tab!
The goal of this all new feature within the app is to give our hosts the insight into how their listing is performing in comparison to other listings in their area and more importantly how they can improve and maximize their earnings for their listing and business.
Keep in mind that the scores, tips and ratings in this tab are based on how you can maximize your earnings as a Swimply host. We understand however, that everyone has different goals when it comes to how they host, how many bookings they want to have, how much they are looking to earn, etc. So if you are happy about the amount of bookings you are getting, as well as the income that your listing is generating, do not feel pressured to improve your scores 🙂
So let's take a look at the all new hosting tab together so we can understand and maximize each section.
As you start right at the top you will see 2 tabs, creating 2 sections within the Hosting tab, a Performance and Marketing section. For this article we will focus on the Performance section. To learn more about the Marketing section click here.
So the first part of the Performance tab is the all new “Earnings section” This is where, at a quick glance you can see how your listing is performing from a bookings and earnings standpoint.
You can quickly see:
- How many views your listing got (how many times users have viewed your listing page
- How many bookings you had (this includes confirmed and completed bookings)
- How much you have earned from your Swimply listing. Yay!
You can filter this by “All time”, “Year to date”, “Last 30 days”, or “Last 7 days” to give you a good idea how your listing is performing and has performed over time.
Pro tip: You really want to keep that conversion rate (number of bookings / number of views) as high as possible as that is a big part of what drives the search algorithm so if you see yours is low or slipping, consider updating your pictures, lowering your price and obviously being prompt, accommodating and helpful to potential and current guests.
You can also “click” on the “earned” part of the earnings sections and it will bring you to an even more advanced dashboard and summary of all your bookings and earning amounts.
You can also toggle over to the “transactions” section to see a detailed list of all your bookings with names, dates, amounts and booking numbers to keep your accounting in order!
As we keep moving down the Performance tab we will now see a banner across the screen this banner can be a couple shades of blue or grey. The color and copy on this banner will let you know overall how your listing is performing in terms of MAXIMIZING your earnings. Again, some hosts are happy with the amount of bookings and earnings that their listing is bringing in and in that case you do not need to pay attention to this banner, we created this for hosts that do want to take their business to the next level and maximize the earnings and profit that their listing brings in.
So if you are someone that wants to take your business to the next level, lets talk about how this banner is calculated and what data goes into it.
This banner is based on many different aspects of your listing. It takes into account your photos, price, availability, how many guests you allow, if you have a restroom, etc.
Sounds complicated? Have no fear, right below the banner you will see some tips that are directly correlated to what is bringing down your listing potential.
The tips you may see are:
- Upload Photos that pop > A top listing has at least 10 quality photos
- Open up weekend availability > 60% of bookings happen on Saturday and Sunday.
- Upload profile picture > Listings with profile photos are far more likely to get booked
- Up guest count > Our top earners set there guest count to 15
- Add restroom access > It’s a top consideration for swimmers when searching for a pool
- Allow kids/infants > Over half of bookings are for family swims
- Set competitive pricing > Make sure your listing is in line with others in the area
- Set up Tiered Pricing
- Set up instant book
- Allow same day bookings
- Become a verified host
- Offer Premium amenities
- Offer off-peak discounts
Following these tips (or as many as you can) will ensure that your listing is on a fast track to success as they are based on data from all our top performing listings across the country.
Scrolling down past the banner and tips we will see our Performance Scores. These scores are split into 2 sections:
- Hosting scores: Based on how you interact with guests
- Listing scores: based on how your listing is set up
Similar to the tips and banner above, these scores are designed for hosts who are looking to maximize their earnings from their listing and looking to take their business to the next level.
You can learn more about how each score is calculated and how you can improve them here
And lastly, as you scroll all the way to the bottom of the performance tab, you will see your recent reviews from guests and an option to look at all your reviews.
Staying on top of your reviews is super important for hosts as many guests look at past reviews when deciding what listing to book!
And that is it! The all new Performance Tab. We hope this will help you take your listing and business to the next level and help us in our goal of spreading and hosting happiness!
